Do I need a permit to .......?

The answer is probably yes! We enforce and enact ordinances to protect you, the property owner, and your neighbors. Except in some minor instances, the city's permit requirements mirror Okaloosa County's requirements. We do require a permit for cutting certain size trees (Tree Ordinance). We also have our own Sign Ordinance. In summary, for most construction, you will need a permit. To ensure compliance, just ask.

 

CONSTRUCTION PERMITS

Permits shall be issued by the City for all construction, additions alterations, repairs, remodeling; for electrical, gas, mechanical and plumbing installation; for structures other than buildings including, but not limited to, fencing, swimming pools, signs, parking areas, roofing or re-roofing; television, radio tower and satellite dish installation; docks, boathouses, bulkheads and seawalls; for moving or demolition of buildings or structures for all projects that cost in excess of one hundred dollars ($100.00) with the minimum permit fee being five dollars ($5.00); specifying inspection and re-inspection fees; and penalties for starting work without a permit, which shall be collected by the building inspection department for all work done within the City as specified in this Article and such fees shall be paid before the beginning any construction, alteration or installation.

The applicant for a permit for any construction, installation, moving or demolition permit required by Section 18.00.00 shall, at the time of making application and issuance of a permit, pay for each and every permit, which shall be based on the total dollar valuation of the construction or installation with moving of buildings or structures and demolition being at a flat rate.

On all residential projects, a zoning review is required

NOTE: Always call prior to starting any project to insure permitting requirements.

Once you have determined that you need a building permit for the City of Mary Esther, bring the following items to the Planning and Zoning Director:

RESIDENTIAL
  1. Permit Application in PDF format
  2. Four (4) sets of Building Plans
    - One set for the Building/Zoning department
    - Two sets for Okaloosa County
    - One set to be signed for your records
  3. Survey of your property
COMMERCIAL
  1. Permit Application in PDF format
  2. Five (5) sets of Building Plans to including a site plan
    - One set for the building/zoning department
    - One set for the Fire Department
    - Two sets for Okaloosa County
    - One set to be signed for your records
  3. Fire Sprinkler and Fire Alarm System Plan

On any commercial project, call to discuss the project to insure you have all of the City's requirements.
